The Whittlesea growth area includes the suburbs of Epping North, South Morang and Mernda, approximately 20 kilometres north of Melbourne.
As well as having an attractive landscape with many environmental assets such as highly significant grasslands and red gum woodlands, the area has major employment areas nearby with scope for substantial expansion.
Whittlesea is forecast to grow by up to 65,000 people by 2031, requiring up to 32,000 new homes. Currently an attractive place for young families, planning is underway for a broader mix of housing to meet the needs of different households.
The median land price in Whittlesea is $157,500 and there are currently 23 residential projects underway to create 23,600 new homes. Major developers in the area include Australand, Central Equity, Delfin, FKP, Stockland, Investa, VicUrban, and Villawood.
The Metropolitan Ring Road and the Hume Highway provide important transport links to Melbourne Airport, the Port of Melbourne and interstate routes.
Planning for the future will capitalise on Whittlesea's proximity to Melbourne's major northern employment base and preserve the many significant natural features while allowing for residential and industrial growth.
